Booking Deposit

• A £200 Advanced Rent payment is required once the booking is confirmed as complete.
• The payment must be made within 3 working days of booking confirmation.
• The £200 Advanced Rent is deducted from the first rent instalment.

Pay In Instalment

• Accommodation fees may be paid in full or in 4 instalments.
• Instalment 1: 01/08/2026
• Instalment 2: 05/10/2026.
• Instalment 3: 11/01/2027.
• Instalment 4: 05/04/2027.

Mode Of Payment

• Accepted payment methods include:
• Direct Debit
• Bank Transfer via the payment portal
• One-time payment link
• International payments may be made via MangoPay bank transfer.
• International card payments may be accepted and could incur transaction fees.
• Direct bank transfers to the Property are not accepted.

Guarantor Requirement

• A guarantor is required when paying by instalments unless waived by the Property.
• A guarantor is not required where accommodation fees are paid in full before the applicable deadline.
• UK and international guarantors are accepted.
• Residents unable to provide a guarantor may use an approved third-party guarantor service, such as Housing Hand.
• The guarantor must:
• Be at least 18 years old.
• Meet the required identity and residency checks.
• Not reside with the resident.
• Not already residing at the Property.
• The guarantor is liable for unpaid rent and any other charges due under the tenancy agreement.

Cooling Off Period

• A booking may be cancelled within 5 days of booking confirmation, provided the accommodation has not been occupied.
• For bookings confirmed on or after 1 August, the cooling-off period is 2 days.
• Cancellation requests must be submitted in writing within the applicable cooling-off period.
• The £200 Advance Rent and any eligible payments will be refunded within 28 days of an approved cancellation.
• The cooling-off period does not apply after the tenancy start date or once services have commenced.

No Visa No Pay

• A booking may be cancelled if the required UK visa application is refused.
• A written cancellation request and official visa refusal evidence must be submitted within 72 hours of receiving the decision.
• The £200 Advance Rent and any other payments made will be refunded within 28 days of approval.

No Place No Pay

• A booking may be cancelled if:
• A place at the chosen university is not secured.
• The university withdraws an offer due to grades not being achieved.
• A different university is accepted through UCAS Adjustment.
• A written cancellation request and supporting university or UCAS evidence must be submitted within 72 hours of receiving the admission outcome.
• The £200 Advance Rent and any other payments made will be refunded within 28 days of approval.

Early termination by students

• Residents remain liable for the full tenancy once the booking has been confirmed.
• Early termination is permitted only where approved by the Property or allowed under the tenancy agreement.
• Any refund of prepaid accommodation fees is subject to the Property's approval.

Replacement Tenant Accepted

• A tenancy may be transferred to an approved replacement tenant.
• The replacement tenant must satisfy the Property's eligibility requirements.
• The replacement tenant must not already reside at the Property.
• This option is unavailable where rent arrears exist.
• Rent liability ends once the replacement tenant has signed the tenancy agreement and assumed responsibility for the tenancy.
• Any eligible overpaid rent will be refunded after the tenancy transfer is completed.

Other cancellation policies

• The tenancy agreement and any required guarantor documentation must be completed within 5 days of starting the booking process.
• A booking becomes legally binding only after the Property countersigns the tenancy agreement.
• The Property may cancel a booking if sanctions or compliance checks are unsuccessful.
• For 2026/27 Academic Year: A booking may be cancelled without penalty where an approved university placement is allocated in another city that is more than 1 hour each way by public transport from the booked accommodation. Supporting evidence must be submitted within 72 hours of receiving the placement confirmation.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• The property allows guests to stay for up to two nights per week, and tenants are not charged for additional utility usage based on guests staying in their room.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
