Pay In Instalment

• The tenant may choose to pay their rent in

Guarantor Requirement

• Required if paying in instalments.
• Guarantor must:
• Complete agreement.
• Submit required documentation within 7 days of booking or Booking Fee payment.
• Guarantor can be local or international
• If the guarantor fails to comply:
• The student must pay the full rent upfront.

Booking Deposit

• For 2025/26 AY
• The student has to pay £100 to book this property.
• Must be paid at the time of booking (where applicable).
• Credited toward the first rent payment.
• Non-refundable in most cancellation scenarios unless specific conditions are met (e.g., visa refusal, no place no pay).
• Deadline:
• The Tenancy Agreement must be completed within 7 days of payment (or agreed period).
• For 2026/27 AY
• The student has to pay £225 to book this property.
• Must be paid at the time of booking (where applicable).
• Credited toward the first rent payment.
• Non-refundable in most cancellation scenarios unless specific conditions are met (e.g., visa refusal, no place no pay).

Mode Of Payment

• Tenant can make their payments online using popular and secure payment methods available in their home country, including credit and debit cards, WeChat Pay, Visa, Mastercard, UnionPay, Trustly, and other supported payment options.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Cooling Off Period

• The property does not provide a cooling-off period once the booking is processed.
• Note: Booking Fee (if paid) will be retained.

No Visa No Pay

• Cancellation is allowed if the student does not obtain the required qualifications for their first-choice university.
• Must provide:
• Written confirmation of cancellation.
• Official evidence of visa refusal.
• The cancellation request and supporting evidence must be submitted within 72 hours of the exam results being published.
• Refund:
• Any rent paid will be refunded.
• Any Booking Fee (if paid) will be refunded.

No Place No Pay

• Cancellation is allowed if the student does not obtain the required qualifications for their first-choice university.
• Must provide:
• Written confirmation of cancellation.
• Supporting written evidence from the university or UCAS.
• The cancellation request and supporting evidence must be submitted within 72 hours of the exam results being published.
• Refund:
• Any Booking Fee (if paid) will be refunded.
• Any rent paid will be refunded.
• If evidence is not provided within 72 hours:
• The booking fee will be retained as a cancellation fee.

Early termination by students

• Not allowed after tenancy start unless a replacement tenant is found.
• Tenant remains liable for full contractual rent until a replacement tenant is secured.
• Tenancy Takeover allowed:
• Only between 1 month after the Tenancy Start Date and 2 months before the Tenancy End Date.
• Conditions:
• Replacement tenant must take over full contractual obligations.
• Outstanding rent must be cleared before release.
• Liability ends:
• From the start date of the replacement tenant’s tenancy.
• Refund:
• Any overpaid rent will be refunded within 28 days of the replacement tenant’s tenancy start date.

Replacement Tenant Accepted

• Tenant is responsible for finding a replacement tenant.
• Tenant must assume the full contractual obligations of the Tenancy Agreement.
• Replacement requires approval from the property.
• Release conditions:
• The replacement tenant must sign the tenancy agreement.
• The replacement tenant must pay the due rent.
• Replacement tenant must move in.
• Liability ends:
• From the start date of the replacement tenant’s tenancy.
• Refund:
• Any overpaid rent will be refunded within 28 days.

Deferring Studies

• Cancellation allowed if the student defers university entry to the next academic year before the Tenancy Start Date.
• Must provide:
• Written confirmation of deferral.
• Supporting evidence from the university or UCAS.
• Evidence must be provided at least 1 week prior to the Tenancy Start Date.
• Refund:
• Any rent paid will be refunded.
• Booking Fee (if paid) will be retained as a cancellation fee.

Extenuating Circumstances

• Cancellation may be requested due to extenuating circumstances, such as ill health or family circumstances.
• The student must provide a written explanation and relevant independent supporting evidence, such as medical documentation or other official records confirming the circumstances.
• Each request will be assessed individually by the local or regional management team.

Other cancellation policies

• If the Tenancy Agreement is not signed before the Deadline:
• Booking Fee (if paid) will be retained.
• If the student cancels for reasons outside the defined categories:
• Full rent liability applies until a replacement tenant is found.
• Cancellation request must be submitted via:
• Resident portal, or official email.
• Property may cancel booking before key collection if:
• Student fails to complete the tenancy agreement before the Deadline.
• The student provides false or misleading information.
• Student fails screening checks or does not cooperate.
• Required payments are not made.
• Immigration restrictions apply.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
